&lt;/strong&gt;Natural and artificial Christmas trees start an average of 250 home structure fires each year, according to the National Fire Protection Association. These fires cause approximately 14 deaths, 26 injuries and $13.8 million in property damage yearly.&lt;/span&gt;&lt;/p&gt;
&lt;p class="Default"&gt;Try to select a fresh tree by looking for one that is green. The needles of pines and spruces should bend and not break and should be hard to pull off the branches. On fir species, a needle pulled from a fresh tree will snap when bent, much like a fresh carrot. Also, look for a trunk sticky with sap. &lt;/p&gt;
&lt;p class="Default"&gt;Cut off about two inches of the trunk and put the tree in a sturdy, water-holding stand. Keep the stand filled with water so the tree does not dry out quickly. &lt;/p&gt;
&lt;p class="Default"&gt;Stand your tree away from fireplaces, radiators and other heat sources. Make sure the tree does not block foot traffic or doorways. &lt;/p&gt;
&lt;p class="Default"&gt;If you use an artificial tree, choose one that is tested and labeled as fire resistant. Artificial trees with built-in electrical systems should have the Underwriters Laboratory (UL) label. &lt;/p&gt;

part of the monthly amount paid to the insurance company is used to purchase the death benefit, (i.e. pay the premium), pay any required &lt;br /&gt;
fees, and then remaining amount of the monthly payment is placed in an account where it is supposed to earn interest and grow.&lt;/p&gt;

policy. The Smiths are probably able to get a policy that provides $100,000 death benefit on him, and $75,000 on her. The coverage will last &lt;br /&gt;
from now until age 100. When the Smiths reach the age of 100, the insurance company promises to pay them $100,000. If they decide they want &lt;br /&gt;
to &amp;ldquo;take the money and run&amp;rdquo; before that, (at age 65, for example), they can terminate the policy, (end the insurance), and take what ever cash has &lt;br /&gt;
accumulated to that point, (probably about $50,000 to $65,000). Ok, that sounds pretty good, doesn&amp;rsquo;t it?&lt;/p&gt;

each month**. More than enough money to pay for any modest rise in the premium costs. (Besides, if the Smiths have $300,000 saved up, do they &lt;br /&gt;
really need to buy that much insurance any more?)&lt;/p&gt;

Their coverage would still &lt;br /&gt;
be there, but they would have to make payments on the loan, (including interest), in addition to their monthly premium payment. If one of them &lt;br /&gt;
should die before the loan is paid off, the outstanding loan balance is subtracted from the death benefit. For example, if Mr Smith dies and they &lt;br /&gt;
still owe $5,000 on the loan, the death benefit paid to his wife would be $95,000. ($100,000 - $5,000). Also the $5000 could become taxable as &lt;br /&gt;
non-death benefit income.&lt;/p&gt;

a high official around these parts, you see, so we're not sure what to do with you." &lt;br /&gt;

"No problem, just let me in." says the Republican.&lt;br /&gt;
&lt;br /&gt;
"Well, I'd like to but I have orders from higher up.&amp;nbsp;&amp;nbsp; What we'll do is have you spend one day in Hell and one in Heaven. Then you can choose&lt;br /&gt;
where to spend eternity." &lt;br /&gt;
&lt;br /&gt;
"Really, I've made up my mind. I want to be in Heaven," says the Republican head of state. &lt;br /&gt;
&lt;br /&gt;
"I'm sorry but we have our rules." And with that, St. Peter escorts the Republican to the elevator and he goes down, down, down to Hell. The doors &lt;br /&gt;
open and he finds himself in the middle of a green golf course.&amp;nbsp;&amp;nbsp; In the distance is a club and standing in front of it are all his friends and other politicians &lt;br /&gt;
who had worked with him, everyone is very happy and in evening dress. They run to greet him, hug him, and reminisce about the good times&lt;br /&gt;
they had while getting rich at expense of the people.&amp;nbsp;&amp;nbsp; They play a friendly game of golf and then dine on lobster and caviar. Also present is the &lt;br /&gt;
Devil (a Republican, too), who really is a very friendly guy who has a good time dancing and telling jokes.&lt;br /&gt;
&lt;br /&gt;
They are having such a good time that, before he realizes it, it is time to go. Everyone gives him a big hug and waves while the elevator rises. The &lt;br /&gt;
elevator goes up, up, up and the door reopens on Heaven where St. Peter is waiting for him. &lt;br /&gt;
&lt;br /&gt;
"Now it's time to visit Heaven." So 24 hours pass with the Republican head of state joining a group of contented souls moving from cloud to &lt;br /&gt;
cloud, playing the harp and singing. They have a good time and, before he realizes it, the 24 hours have gone by and St. Peter returns. &lt;br /&gt;
&lt;br /&gt;
"Well then, you've spent a day in Hell and another in Heaven. Now choose your eternity." &lt;br /&gt;
&lt;br /&gt;
He reflects for a minute, then the head of state answers: "Well, I would never have thought it, I mean Heaven has been delightful, but I think I would be better off in &lt;br /&gt;
Hell." &lt;br /&gt;
&lt;br /&gt;
So Saint Peter escorts him to the elevator and he goes down, down, down to Hell. Now the doors of the elevator open and he is in the middle &lt;br /&gt;
of a barren land covered with waste and garbage. He sees all his friends, dressed in rags, picking up the trash and putting it in black bags. The Devil &lt;br /&gt;
comes over to the Republican and lays an arm on his neck. &lt;br /&gt;

"I don't understand," stammers the Republican head of state. Yesterday I was here and &lt;br /&gt;

decades.&amp;nbsp; Now, with the modern computerization of data, insurance companies are able to calculate what is called an "insurance score" &lt;br /&gt;
based on an applicant's credit rating. An insurance score is a numerical ranking that takes into consideration a customer's credit score, &lt;br /&gt;
credit history and other metrics. (Note: income, race, etc. are never used to calculate an insurance score).&lt;/p&gt;
&lt;p&gt;The reason your insurance company will look at your insurance score is because studies have for a long time found a definite correlation &lt;br /&gt;
between a homeowners negative credit rating and their likelihood of filing an insurance claim. Customers more likely to file an insurance &lt;br /&gt;
claim are more of a risk to insurance companies- and therefore may pay slightly higher premiums. Not only this- but customers with a better &lt;br /&gt;
credit score are more likely to pay their premiums on time. &lt;/p&gt;
&lt;p&gt;This works similar to mortgage qualification. The worse your credit score- the higher interest rate you are going to have to pay on a loan. &lt;br /&gt;
This is because a lender also associates credit history with financial risk. A poor credit history shows that you may be more likely not to pay &lt;br /&gt;
your mortgage payments on time or in the worst case scenario- to default on your loan.&lt;/p&gt;
&lt;p&gt;The good news is, for those customers who have maintained good credit history, you will benefit from this process. This is because since &lt;br /&gt;
home insurance companies are able to accurately assess risk- they are also able to set rates at appropriate levels for each customer. If they &lt;br /&gt;
